What is the price of a self-build building?
The price of a self-build building depends on several choices you make, such as the dimensions, type of structure, roof and wall cladding, and optional features like additional doors or skylights. Because every building is tailored to its specific application, we do not work with fixed standard prices.

What steel thickness is used for the roof and wall cladding?
Insulated panels (EPS sandwich):
- Outer wall sheet: 0.50 mm
- Inner wall sheet: 0.45 mm
Non-insulated cladding:
- 0.50 mm or 0.63 mm
The structure itself is calculated according to your region, wind and snow loads, and the size of the building.
What insulation values do the sandwich panels have?
Walls
- 60 mm: R = 1.82 | U = 0.55
- 80 mm: R = 2.50 | U = 0.40
- 100 mm: R = 3.15 | U = 0.32
- 120 mm: R = 3.81 | U = 0.26
- 60 mm: R = 2.01 | U = 0.50
- 80 mm: R = 2.63 | U = 0.38
- 100 mm: R = 3.25 | U = 0.31
- 120 mm: R = 3.88 | U = 0.26
The R-value indicates how well a material insulates: the higher the value, the better the insulation.
The U-value shows how much heat is lost through a construction: the lower the value, the better.
What type of sandwich panels does FRISOKIT use?
We work with EPS panels (60, 80, 100 or 120 mm).
EPS is the only fully recyclable option for sandwich panels, making it a sustainable choice.
Is an open or semi-open structure without wall cladding possible?
Yes, absolutely. In some cases—such as due to local building regulations—steel wall cladding is not allowed. In those situations, we can supply the building without wall cladding, allowing you to finish it yourself with the material of your choice.

Is a self-build building with a flat roof possible?
No. FRISOKIT only works with roof pitches of 10° or 22°.

What is the difference between ridge height and gutter height?
Gutter height: from foundation level to the gutter
Ridge height: depends on roof pitch, building width and gutter height
In the quotation form, we therefore ask for the desired gutter height of your self-build building. Based on the requested dimensions and with attention to the best price–quality balance, we propose the most suitable roof pitch. The ridge height follows automatically from this, as it is determined by the roof pitch.
Why does FRISOKIT choose cold-formed steel for its self-build buildings?
For our self-build buildings, FRISOKIT deliberately uses cold-formed galvanized steel. The profiles are formed without heat, resulting in a lightweight yet exceptionally strong structure.
Although the base material is identical to hot-rolled steel, cold forming improves the mechanical properties. This combines high load-bearing capacity with low weight—ideal for self-build.

No. If you require extensive custom solutions such as canopies or overhangs, you can contact our parent company FRISOMAT, specialist in fully tailor-made steel buildings.
This way, you always choose the solution that best fits your project.
Where are FRISOKIT self-build buildings produced?
ur self-build buildings are produced in Wijnegem (Antwerp), Belgium—a deliberate choice and one of our key strengths.
FRISOKIT manages the entire process in-house: from design and engineering to production and transport. Everything takes place internally, in our own production halls of over 30,000 m². This guarantees consistent quality, short communication lines and maximum control.

Can you visit a self-build building?
Yes, absolutely.
Would you like to see a self-build building up close and experience the quality for yourself? You are very welcome in our showroom in Wijnegem (Antwerp, Belgium).
Visits are by appointment only, so we can take the time to discuss your project and answer all your questions. Our showroom is open Monday to Friday, from 9 a.m. to 5 p.m.

In which colours are FRISOKIT self-build buildings available?
- Standard exterior cladding: RAL 9002 (off-white/light grey) or RAL 7016 (anthracite)
- Interior side: always white
- Other colours: available at an additional cost
What gate dimensions are available for self-build buildings?
- Long side: gate installed between frames
- End wall: custom dimensions possible

Which dimensions can you choose for your building?
At FRISOKIT, we produce self-build buildings in fixed standard dimensions. This allows us to build quickly, efficiently and cost-effectively. Within these standard sizes, you still have plenty of flexibility in configuration.
Available dimensions:
- Width: from 5 m to 20 m
- Height: from 2.5 m to 6 m
- Length: from 7 m
This makes it easy to configure a building that perfectly suits your needs—today and in the future.

What is the standard frame spacing of a FRISOKIT building?
Our buildings have a standard frame spacing of 3, 4 or 5 metres.
Which options are available for your self-build building?
You can choose from:
- Non-insulated cladding, with or without anti-condensation fleece
- Insulated sandwich panels in different thicknesses (60 mm, 80 mm, 100 mm or 120 mm)
- Coloured wall cladding (off-white, anthracite or custom colour)
- Reinforced roof structure for solar panels
- Roof light panels
- Various doors, gates and windows
- Rainwater drainage system

Foundation & ground conditions
What type of foundation is required for a FRISOKIT self-build building?
One of the major advantages of FRISOKIT is that our buildings are constructed using cold-formed steel. As a result, they are up to 30% lighter than traditional steel structures, without compromising strength or stability.
What does this mean for your foundation?
A lighter structure requires a less heavy concrete foundation, which directly translates into significant cost savings. In many cases, a concrete slab that is less heavy and has double reinforcement is sufficient. The exact foundation type always depends on the soil conditions and the local situation.
In addition, every FRISOKIT building is supplied with a foundation plan including exact dimensions. This allows you to position the building correctly and ensures a watertight connection at ground level.
This way, you are assured of a stable, durable and cost-efficient foundation for your self-build building.
Is it possible to use prefabricated concrete floor slabs (e.g. Stelcon slabs)?
Using prefabricated concrete floor slabs (such as Stelcon slabs) is possible in some cases for a FRISOKIT self-build building.
Please take the following important points into account:
- Do not place anchor points on the joints between the prefabricated slabs. Anchoring must always be done on a stable, continuous surface.
- The finishing components supplied by FRISOKIT are not specifically designed for prefabricated concrete floor slabs.
- You are therefore responsible for providing proper waterproofing at the junction between the floor and the building. A roofing membrane slab can be a suitable solution.
By respecting these points, you prevent water infiltration and ensure a durable and correct installation.
As prefabricated floor slabs are not suitable for every situation, our FRISOKIT experts are happy to assist you and determine the most appropriate solution for your project.

How is your self-build building transported?
We ensure a clear and predictable delivery process, so you always know what to expect.

Important points to consider upon delivery
Accessibility
The delivery address must be accessible for a 13.8-metre truck. If this is not possible, we will work together to find a suitable solution.
Unloading the self-build building
Unloading is carried out by you:
- On a flat, paved surface (e.g. concrete), a forklift is sufficient
- On unpaved ground or for buildings wider than 15 metres, a Manitou or similar machine is recommended
- Always ensure a qualified operator
Unloading time
Our carriers allow 2 hours for unloading the self-build building. If unloading takes longer due to circumstances on site, additional costs may be charged.
Even after delivery, we continue to support you. If you have questions or encounter any issues, our team is ready to assist you further.
What is the delivery time of your self-build building?
Speed is one of our key strengths. Thanks to our in-house production in Belgium, we can deliver your custom self-build building from as little as 8 weeks.
Because we manage the entire process ourselves—from design to production—we are not dependent on external parties. This results in short lead times and clear planning.

How does the FRISOKIT process work, from first enquiry to delivery?

Do you need a building or environmental permit for your FRISOKIT building?
This depends on your region and your specific project. Regulations vary by municipality and situation.

- Is it a new building or a replacement of an existing one?
- What is the function of the building?
- Where will the building be located?
Always check first with your local authorities. They can confirm exactly whether a permit is required.
Who is responsible for applying for the building or environmental permit?
You are, as the client / building owner.
First, you check with your municipality whether a permit is required. If so, you submit the application yourself—but you are not on your own.
How does FRISOKIT support you?
- After ordering, you receive the building plans in PDF and DWG format
- These plans make your permit application faster, clearer and more accurate
- If you work with an architect, they can use our drawings directly for submission
Important to know
Permit processing times vary by municipality and typically range from 2 to 6 months. That is why good preparation is crucial.
What if you do not yet have your permit and/or financing?
No problem. At FRISOKIT, you can already start before your permit or financing is fully approved. This helps you avoid delays and keep moving forward.
How does this work in practice?
- You place your order
- We immediately start drawing up the plans
- You receive the plans and can already pass them on to your architect for the permit application
This can save you weeks or even months in your planning.
And if it does not go ahead?
If there is a delay or the permit or financing is not approved, you can cancel the order at any time.
We only charge a fixed fee of €500, regardless of the size of your building.
Can private individuals purchase a self-build building?
Yes, absolutely.
FRISOKIT supplies self-build buildings to self-employed professionals and companies, but also to private individuals.
Whether you are building for storage, a workshop or a personal project, our approach remains the same: a well-engineered self-build kit, clear plans and personal guidance—for both private and professional clients.

How much VAT do you pay on a self-build building?
The VAT regime depends on your status and the place of invoicing. Below is a clear overview.
- Companies in Belgium
You pay 21% VAT on your FRISOKIT self-build building. This VAT is recoverable via your VAT return. - Companies outside Belgium
If you have a valid VAT number, VAT is reverse-charged. No VAT is charged on the invoice. - Private individuals
You pay 21% VAT. This VAT is not recoverable.
Use, maintenance & lifespan
How do you maintain your FRISOKIT self-build building?
Good news: your FRISOKIT self-build building is virtually maintenance-free.
The steel structure is made of hot-dip galvanised steel, providing long-lasting protection against corrosion. The wall and roof panels are also finished with a protective coating, making them dirt-repellent and UV-resistant.
With minimal attention, your building will remain in excellent condition for many years.
2 simple maintenance tips:
- Clean the gutters annually to ensure proper water drainage
- Lubricate the hinges of doors and gates regularly for smooth operation
That’s all it takes. Thanks to durable materials and a well-thought-out design, you choose a solution that lasts, requires little maintenance and remains reliable over time.
What is the lifespan of a FRISOKIT self-build building?
We have been building since 1978 and have completed more than 37,000 industrial buildings worldwide through our parent company Frisomat. That accumulated expertise is fully embedded in FRISOKIT.
You therefore benefit from the same quality, materials and know-how as used in large industrial buildings.
The average lifespan of a FRISOKIT self-build building is 40 to 50 years.

Can a self-build building be dismantled, relocated or stored?
Yes, absolutely.
Thanks to FRISOKIT’s prefabricated building system, your self-build building can be fully dismantled, relocated and stored.
The buildings are assembled using pre-punched holes and bolted connections. This means no welding, no demolition work and maximum flexibility. The structure can easily be reassembled at a different location.
Important to know:
Each FRISOKIT building is engineered for a specific location, taking into account local wind and snow loads. Relocation is therefore only possible to a site with identical conditions.

Is a FRISOKIT self-build building resistant to wind, rain and snow?
Yes, absolutely.
Each FRISOKIT self-build building is technically calculated based on the environmental conditions of your specific location.
During the design phase, we take into account factors such as:
- Wind loads
- Snow loads
A building near the coast naturally requires different technical specifications than one in a densely built-up area. That is why we always request the exact project location in advance.
This ensures your self-build building is safe, durable and perfectly adapted to its environment.

FRISOMAT is responsible for the assembly of industrial buildings for a wide range of applications.
Does FRISOKIT provide full project contracting?
No. FRISOKIT is responsible for the design, production and delivery of self-build buildings as complete kits. We do not offer full project contracting ourselves.
If you prefer a project where everything—from design to assembly—is taken care of, you can turn to FRISOMAT, which is part of the same group and does provide full contracting services for industrial buildings.
Can you rent a building from FRISOKIT?
No, FRISOKIT does not rent out buildings.
However, you can contact Interloods, which—like FRISOKIT—is part of the FRISOMAT Group. Interloods rents out buildings in Belgium and the Netherlands.
Tip: Our buildings are fully demountable, allowing you to relocate, resell or reuse them later. This gives your building an easy second—or even third—life.
